How the 2026 limits work
- Ontario: the 2026 guideline is 2.1% โ and the 2027 guideline was just set at 1.9% for increases taking effect on or after January 1, 2027. It applies to most units first occupied before November 15, 2018 โ newer buildings are exempt from the cap. Rent can rise once every 12 months, with at least 90 days' written notice on the proper form (N1). Increases above the guideline need Landlord and Tenant Board approval (an AGI application).
- British Columbia: the 2026 maximum is 2.3%. Once per 12 months, with 3 full months' written notice on the RTB form.
- Alberta: there is no percentage cap, but rent can only rise once every 365 days, with proper written notice (3 months for a monthly periodic tenancy).
- Quebec: no fixed cap โ the Tribunal administratif du logement publishes yearly calculation guidance, and tenants can refuse an increase and let the TAL set the rent.
